Residential Roots. Commercial Strength.
Odyssey Abstract delivers precise, reliable title and settlement services — protecting buyers, sellers, and lenders from contract to close.
What we do
From single-family purchases to complex commercial deals — Odyssey Abstract handles the title work so your closing happens on time and on the right terms.
The Process
Every closing has a lot of moving parts. Here is exactly how we take it from a signed contract to keys in hand.
We receive the contract and open the title order, assigning a dedicated closer to your transaction within hours.
We dig into public records — liens, judgments, easements, and ownership history going back decades.
A formal title commitment is delivered to all parties, outlining any conditions that must be met before closing.
We work with lenders to clear conditions, prepare the closing disclosure, and lock in the final numbers.
Docs signed, funds disbursed, deed recorded. You walk away with clean title and keys in hand.
Multi-State Reach
Residential title and settlement across Pennsylvania, Florida, and New Jersey — and commercial transactions nationwide.
Preferred Partner
Giving You the Freedom to Focus on What Matters Most
A transaction coordinator manages all the paperwork, deadlines, and communication that happens between contract and closing — compliance, title ordering, inspection scheduling, and keeping every party aligned. It's how busy agents stay out of the weeds and in front of clients.
For transaction coordination, we work hand in hand with Elevated Transaction Co., founded by Brittany Burke: 10+ years of real estate operations experience and 450+ transactions managed a year, serving Pennsylvania and New Jersey.

Common questions
A title company researches the ownership history of a property to ensure the seller has the legal right to sell it, identifies any outstanding liens or claims, and facilitates the closing. We also issue title insurance to protect buyers and lenders from defects that may not appear in the public record.
You can open a title order directly on our website. We'll need the executed purchase agreement, buyer and seller information, and lender contact details if applicable. Once received, a closer will be assigned and you'll hear from us within one business day.
Most residential title searches are completed within 24–48 hours of receiving the order. A full title commitment is typically issued within 5–7 business days. Complex commercial transactions or properties with complicated history may take longer — we'll keep you updated throughout.
A lender's policy protects your mortgage lender against title defects — it's required by virtually all lenders and is paid by the buyer at closing. An owner's policy protects you as the buyer. While it's technically optional, it's strongly recommended, as it's a one-time premium that protects your investment for as long as you own the property.
