A title company researches the ownership history of a property to ensure the seller has the legal right to sell it, identifies any outstanding liens or claims, and facilitates the closing. We also issue title insurance to protect buyers and lenders from defects that may not appear in the public record.
You can open a title order directly on our website. We'll need the executed purchase agreement, buyer and seller information, and lender contact details if applicable. Once received, a closer will be assigned and you'll hear from us within one business day.
Most residential title searches are completed within 24–48 hours of receiving the order. A full title commitment is typically issued within 5–7 business days. Complex commercial transactions or properties with complicated history may take longer — we'll keep you updated throughout.
A lender's policy protects your mortgage lender against title defects — it's required by virtually all lenders and is paid by the buyer at closing. An owner's policy protects you as the buyer. While it's technically optional, it's strongly recommended, as it's a one-time premium that protects your investment for as long as you own the property.
